We purchased Foscombe Hill Lodge in May of this year. It is an old shooting lodge built at same time as Foscombe Manor (1866-1868). It is situated in a stunning location but both the grounds and the property itself were in need of major renovation to bring it up to modern standards.

We employed High Tech Builders for three major reasons. Firstly we wanted a high quality job with no short-cuts, this is our home and we intend living here for the rest of our lives so needed the work done to the highest standards and have confidence it would last. Secondly we needed it done quickly, High Tech had the ability to flood the job with tradesmen, and manage the multiple projects in parallel to ensure the entire renovation was completed in less than 3 months and last, but by no means least, we needed it done to Budget. Having agreed the budget up front High Tech worked tirelessly to meet the Budget constraints and this was achieved within 10% of the original estimate.

I can report that High Tech delivered a successful projects on all three criteria, the work was completed to the highest possible standard, it was completed within 3 months and within 10% budget. I am very happy to recommend them to any other potential customer as a high quality, reputable building company.

What Was Done

Exterior

  • Both Ponds filled in
  • 20+ trees removed + bushes
  • 14 days of land clearance on woods
  • Removed shed + old circular patio
  • Had 900 tons of subsoil delivered and used to level grounds - now have over 4000 sqm of level land about to be lawned
  • Pergola refurbished and redone with oak + electrics
  • Roof renovated (over 400 tiles replaced, repointed, debris cleared etc)
  • All exterior paintwork redecorated including windows, fascia boards and guttering
  • All uPVC windows removed and replaced with original ones (7 windows replaced)
  • Left hand dormer redone using lead to match all other dormers
  • All storm drainage replaced and done properly
  • Septic tank overflows redone and new soakaways added
  • Added external power cables to light large oak trees and lighting on key features including house and pergola
  • New patio laid at rear reusing stone from old circular one
  • New lawn seeded and grown (over 4,000 sq metres)

Internal

  • New pressurised heating system installed and entire house replumbed removing old dated heating system
  • 4 Bathrooms (downstairs cloakroom, main bathroom + 2 en-suites) all completely refurbished including new plumbing, floors, tiling, lighting, units, showers etc
  • All carpets replaced
  • New oak, walnut and Travertine flooring in snuggery, main bedroom and kitchen respectively
  • New skirting boards on all rooms downstairs
  • All new roof insulation (12in) throughout entire roof space
  • Main bedroom balconies renovated and paved with Travertine
  • Major building works on previous kitchen, utility and study to create one large (40 sq m) kitchen/diner
  • Modern kitchen/diner including large island unit commissioned
  • New modern alarm system with CCTV and internet/phone access installed. Also modern fire alarm system in all major rooms interlinked
  • With new pressurised water system have been able to remove all water tanks from interior so doubled the size of downstairs cloakroom and now have upstairs airing cupboard
  • Every single room in the house redecorated to a very high standard
  • Main bedroom lighting and fans installed

Client's Summary

The house now does its location justice. It is a fabulous home and a joy to live in. We are in the process of revaluing the property and we are confident it will now be worth in excess of 850K which means the money we have spent has already earned a fantastic return. Come the spring we will look to start Phase II of the renovation work which will focus on building a new quadruple garage and office building which will be constructed in keeping with the Gothic architecture of the main lodge.
